Living in New Englad, I've always been asked how to maintaing homes and reduce amount of repairs and cost.
#1-Clean gutters - To keep water out of your home, basement and reduce future repairs;
#2-Cut back bushes - A wood building in the North East can only take so much moisture before it starts rotten;
#3-Negligence - in most cases it will cost more to fix later than it would to have it fixed now;
#4-Signs - Wood has a very fast way of spreading moisture and rot. No one can see through walls but we can see indications.
